You need to find out exactly what your product offer that customers are not already getting elsewhere. Competing purely on price rarely works for a business. Also it’s not as simple as telling people about your product or service features either.

You need to establish how you are going to let your target market know about your product or service and convince them to make the purchase. Then think about how you will sell your product to your customers, these methods are called sales channels.

Identifying the benefits

You may have a product that has a host of fancy new features, but what customers want to know is how these features will benefit them.

Doing your maths

Business is about making money and cash is king. You need to be able to sell enough of your products or service at high enough prices to cover your overheads and then have a reasonable profit left to pay yourself. Many businesses underestimate their costs and overestimate their sales – with grave circumstances.

Before you start your business, you need to be able to put a reasonably accurate forecast of the income you expect the business to earn.

Then by subtracting all of the potential overheads from your income will tell you whether or not the business is likely to be feasible.

Sale forecasts

Your monthly sales will start at zero. So it is important to be realistic about how quickly you are going to be able to build them up. You must ask yourself:

  • When will you start selling?
  • How much time can you spend selling?
  • How long will it take to sell to each customer?
  • What are your chances of success?

It is essential to no add extra sales to balance the figures; you could be storing up serious trouble in the future. So your market research will be valuable.

Face to face sales:

If you are going to be travelling to your customers, the important questions are how many sales visits are you going to be making and how many are likely to be successful?

You may estimate that you will be spending three afternoons a week travelling, visiting two customers each time. That’s six visits a week in total.

Three of those customers might tell you they are going to stick with their existing suppliers. Two might say they might be interested, but they won’t purchase from you until you are more established and one may agree to place a trial order of £500 (your total sales figure for the week).

Direct mail:

Suppose you want to send direct mail to 1000 customers, asking them if they would be interested in a copy of your product catalogue. A typical response rate could be 2 percent (20 out 1000 will order a catalogue). A quarter of those (5 people) may place an order, spending perhaps an average of £120, giving you a sales figure of £600.

Passing trade:

If you are opening a shop, how many people are likely to come in and how many of these people will make a purchase in your shop?

For example, if the average daily ‘footfall’ of shoppers visiting the high street in which you plan to open your shop was 1600. A fraction of these people will be interested in what you are selling (1 in 20, a total of 80 a day). Then only around a fifth of these customers will decide to come in and have a look around the shop (16).

Then assume that half of these customers make a purchase, spending on average of £40. It would give you a daily sales figure of £320. A lot will depend on your costs. Maybe this figure would generate enough profit. This is for you to work out yourself in your forecast.

Calculating your costs

Whatever sales you forecast, there is still one question to answer. Will your businesses income be sufficient?

Start by working out how much you need to sell to cover your costs. Calculate all your direct costs you incur each time you make a sale. For example, how much will you have to pay for materials, packaging and wages?

Then subtract your direct costs from your estimated total sales will give you an estimated gross profit figure. For example, if your direct costs are £3 and you sell the product for £5, you make a gross profit of £2 each sale.

From these figures you can work out a gross profit margin. You obtain a gross profit margin by dividing your gross profit by your selling price and then multiplying it by 100.
(£2 divided by £5 multiplied by 100 = 40 percent)

That means every time you make a sale, 40 percent of its value can go towards covering your overheads.

If your total overheads each year are £15000, to break even you will need to sell £37500 (ie £15000 divided by 40 multiplied by 100).

Calculate the results

These simple but essential calculations provide invaluable information for you at an early stage. Your figures may tell you that your business is likely to be a success.

You need to work out how much money you need to get your business up and running and think about where you are going to get it from.

Working out how much your start-up costs are going to be will help you to be in control of your finances from the outset. You will also be able to work out if you will be able to spread your start-up costs, or you will be able to identify areas where you can reduce your spending.

Start-up costs realities

Some people need very little money to get their business up and running. You might already have your own tools or work from home. Others will need to make purchases, such as machinery, computers or vehicles. At first it might be wise to lease such items.

Creating a business plan

Your start-up business plan needs to explain clearly and concisely the nature of the business and its market. It should include financial forecasts and details of financial requirements you require, as well as details explaining how you intend on managing the business.

Detail your business and market

Explain the background to your idea. Describe its product or service; explain how long you have been developing it and the steps you have been taking.

Outline the key characteristics of your target market in your customer segmentation, such as their gender, age, income, location (for consumers) or turnover and industry (for businesses). Create a list identifying your competitors with their strengths and weaknesses.

Executive summary

Sole traders

The majority of people starting small businesses become a sole trader. Its quick easy and cheap. Sole traders can employ people, keep simple accounts and submit tax returns to HM Revenue & Customs (HMRC). Tax and national insurance (NI) payments are likely to be lower than a limited company, but sole traders are liable for business debts but they are entitled to fewer social security benefits.

Looking at other options

Setting up a limited company is the most common alternative. Even though you own it and work for it, a limited company is a separate entity, which means you will only be personally liable for debts in exceptional circumstances. Compared to sole traders, there will be more administration required by you and NI payments may be higher.

If you start up with someone else, you could form a partnership or limited liability partnership (LLP). In an ordinary partnership, you are personally liable for the partnerships debts even if another partner caused them. In an LLP you are protected.

If you want to run a business to benefit the community rather than for purely commercial reasons, you can set up a community interest company (CIC). CICs give social enterprises the benefits of limited company structure, but there are additional features to ensure they operate for the good of the community, not private gain.

Services and fees
Services offered by lettings agents usually break down in to three parts:
  • The basic service is the introduction of a Landlord to a tenant. The cost to the Landlord for this service is normally a percentage of the total rent over the term of the tenancy and is charged up-front. The commission for this service is normally between 7% & 12.5%.
  • Tenants are charged a so-called "administration fee" up-front. This includes the processing of the application, and usually involves prospective tenants undergoing credit searches. Fees can vary widely, and can range from £50.00 - £300.00. Often fees are non-refundable, unless the landlord withdraws from the process.
  • Many agents will offer to collect the rent from a tenant for an additional 2-3% commission calculated as above.
  • Full Management is the term most often used to describe the day-to-day management of a rental property. Many agents provide this service on properties which they have let for a commission of between 7% and 12.5%. This part of the commission is normally charged monthly.
  • Let only range from £275 - £325

A renewal fee will normally be charged if the tenant extends or renews their tenancy. This tends to be at a slightly lower rate than the original introduction fee. Additional charges are often made for drawing up the Assured Shorthold Tenancy agreement and protecting the tenant’s deposit to comply with the Tenancy Deposit Scheme legislation. Renewal fees can vary in cost; form £30.00 to over £100.00.

Let to buy


The Basics
  • With Rent to Buy you rent a newly built home at approximately 20% below the market rate for up to five years (exact period of time varies by property).
  • Can also be called Rent to Save or Intermediate Rent.
  • During that time period you have the option to buy the property or to buy part of the property under a Shared Ownership scheme.
  • When you get to the end of the time period you either have to buy part of the property or leave.
How does it work?
  • Homes are made available to rent with a shorthold tenancy at a reduced rate of 80% less of local market rents.
  • The expectation (although not obligation) is that this shorthold period of paying less rent gives you the chance to save for a cash deposit so you can apply to buy a share of the home later. After the shorthold has lapsed, you can purchase the property on shared ownership terms, or move.
  • This shorthold tenancy period can be anywhere between 6 months and 5 years, thus giving you varying levels of security and time to save.
  • Different housing associations use different names, such as Try Before You Buy, Rent Save Buy, Rent to Own, Intermediate Market Rent and more! So check the terms of what you are being offered by a housing association before signing up.
  • Be aware there is very limited availability under this scheme. The exact number varies by local authority.

You are eligible if:

  • your household earns £60,000 a year or less (or £64,300 if you are looking at homes in London). A household can be one person, or you and a partner or you and a friend
  • you are a first time buyer, or you used to own a home but can’t afford to buy one on the open market now
  • you have a good credit history
But, to make it more complicated, there are further eligibility criteria, which differ depending on the housing association the property is offered through. Priority is normally given to certain groups such as existing housing association tenants and council tenants, people that fit with local priorities, as well as first time buyers.
